United Capital is Actively Looking to Purchase Commercial Properties with the Criteria outlined below as follows:

  • Multi - Tenant Retail - Ideally Priced Between $5 - $15 Million with 7% CAP Rates or Greater - No Big Box 

  • Single Tenant Retail - Ideally Priced Between $3 - $ 5 Million with 6.5% CAP Rates or Greater with Below Market Rents and will consider Great locations with Short Term Leases

  • Medical Office - Multi-Tenant or Single Tenant with 7% Cap Rates or Greater

  • Health Care Related Properties - Also Properties located in Close Proximity to Major Local or Regional Hospitals

  • Educational Related Properties - National or Governmental Tenants or in Close Proximity to College or University Campuses

  • Florida is the Primary Target with a Focus on Major Metro Areas ideally in Miami-Dade, Broward, Palm Beach, Orlando or Tampa

  • Larger Deals Considered between $15 - $30 Million

  • Seeking Strong Fundamentals Including Strong Locations, Affluent or Middle Income Demographics, High Traffic Counts and Excellent Access for Retail, with a Value Add Component
